1. Who we are, and what these Terms cover
Golden Land Market is operated by GreenHorizon Ventures LLC, a Delaware limited liability company ("we", "us", "our"). These Terms of Use are the agreement between you and GreenHorizon Ventures LLC for your use of the Golden Land Market website and the services we provide through it (together, the "Service").
By using the Service, creating an account, publishing a listing or sending an inquiry, you agree to these Terms. If you do not agree, do not use the Service. When you create a seller account we ask you to confirm your agreement explicitly, and we keep a record of that confirmation.
Our mailing address is:
GreenHorizon Ventures LLC

Miami, FL 33160
You can reach us at hello@goldenlandmarket.com.
2. What Golden Land Market is, and what it is not
Golden Land Market is an advertising venue. Sellers publish land listings and buyers contact those sellers directly. That is the whole of the service.
We are not:
- the buyer or the seller of any land listed on the Service;
- a real-estate broker, agent or salesperson for either side;
- a title company, an escrow agent or a closing service;
- an attorney or a law firm, and nothing on the Service is legal advice;
- a party to any transaction, negotiation or contract between a buyer and a seller.
We do not hold transaction funds, we do not transfer or convey title, and we take no commission on a sale. Every negotiation, contract, payment and closing happens directly between a buyer and a seller, outside the Service and outside our control.
3. Listings are seller information, and we do not verify it
Everything on a listing page comes from the seller who published it.
Listings are reviewed before they are published, and we may decline or remove a listing at any time. That review is a moderation step, not a verification. It does not mean that we have checked, confirmed or guaranteed:
- title, ownership or the right to sell;
- the legitimacy, identity or good standing of a seller;
- acreage, boundaries, parcel numbers or legal descriptions;
- zoning, permitted use or the ability to build;
- legal or physical access, easements or rights of way;
- property taxes, assessments, liens or encumbrances;
- utilities, water, sewer, septic or power availability;
- deed restrictions, covenants, HOA obligations or conservation restrictions;
- suitability for any purpose, or any other fact about a parcel.
Buyers are responsible for their own due diligence. Before you commit to anything, verify the parcel independently — with the county, with a title company, with a surveyor, with your own attorney, and by whatever other means the purchase warrants.
Golden Land Market does not offer a verified-seller status, and nothing about a seller or a listing on this Service is presented as verified by us. We confirm that a seller's email address works; that is an account-security step, it protects the account and the delivery of messages to it, and it is not a check on the seller, the seller's business or any parcel. It is not an endorsement of anyone, and you should not read it as one.
4. Eligibility and accounts
To open a seller account you must be at least 18 years old and have the legal capacity to enter into a binding contract.
If you open or use an account on behalf of a limited liability company, a corporation, a partnership or any other organization, you represent that you are authorized to act for that organization and to bind it to these Terms, and "you" means both you and that organization.
When you register, we ask you to confirm both of the things above, separately from your agreement to these Terms, and we keep a record of what you were shown and what you confirmed. See section 3 of the Privacy Policy for what that record contains.
You are responsible for everything done under your account, for keeping your password confidential, and for the accuracy of the account and company details you give us. Tell us at hello@goldenlandmarket.com if you believe your account has been used without your authority.
Buyers do not need an account. Browsing listings and contacting a seller through a listing page requires no registration.
5. What a seller represents when publishing
When you publish a listing you represent, for as long as that listing is live, that:
- record title to that property is held by you, or by the organization you are authorized to act for, and you have the authority to advertise it;
- the information in the listing is accurate and not misleading, including price, acreage, location, parcel identifiers, access, utilities, taxes, restrictions and the purchase terms you state;
- you will keep the listing current, and will correct or withdraw it when it stops being accurate or the parcel is no longer available;
- your listing and your conduct comply with all laws that apply to you, including advertising, real-estate licensing, consumer-protection and fair-housing laws; and
- you hold the rights described in section 7 to everything you upload.
We do not independently establish ownership or title, and nothing in our review of a listing should be read as our confirmation of either.
Ownership status
Each listing states the seller's relationship to the parcel. At launch, Golden Land Market publishes Owned Property listings only. Owned Property means that record title to the parcel is held by you, or by the organization you are authorized to act for — a company, LLC, partnership or trust you may bind under section 4. More than one authorized person may use an account on behalf of the title-holding organization.
Being permitted to market somebody else's land is not Owned Property. If record title sits with a third party — a client, another company, a principal you are acting for as an agent or broker — the parcel may not be advertised here as Owned Property, whatever arrangement you have with that owner.
Listings of a contractual or equitable interest ("Contract Controlled") are not available for publication at this time. A Contract Controlled listing that already exists in your account remains yours and is not deleted, but it is not published and does not appear anywhere on the public Service. You may change such a listing to Owned Property if that is accurate, in which case it re-enters the ordinary review process.
6. Listing content and conduct rules
You may not use the Service to publish, send or do any of the following:
- advertise a property you have no right or authority to advertise;
- state a price, acreage, term or other fact you know to be inaccurate, or omit something that makes what you do state misleading;
- publish content that infringes anyone's copyright, trademark or other rights;
- publish content that is unlawful, fraudulent, deceptive, defamatory, harassing, hateful, obscene or that violates fair-housing or anti-discrimination law;
- impersonate any person or organization, or misrepresent your affiliation with one;
- upload malware, or attempt to probe, scan, overload, disrupt or gain unauthorized access to the Service or to anyone's account;
- scrape, harvest or bulk-collect listings, seller details or buyer inquiries by automated means, or use contact details obtained through the Service to send unsolicited commercial messages;
- use the Service to launder money, evade sanctions, or for any other unlawful purpose.
If you believe a listing breaks these rules, use the report link on the listing itself. No account and no email address is required to report a listing.
7. Your content, and the licence you grant us
You keep ownership of your content. Listing text, photographs, documents and anything else you upload remain yours.
You grant us a non-exclusive, worldwide, royalty-free licence to host, store, back up, reproduce, resize, re-encode, reformat, excerpt, display, perform and distribute your content, and to create the derivative versions technically needed to do those things. The licence exists for one purpose: to operate the Service and to market the Service and your listing — which includes showing your listing on our website, in search results and in previews, and includes distributing it through listing feeds, syndication partners and other external marketing channels we may use for that purpose.
The licence transfers no ownership and gives us no right to sell your content on its own account or to license it to others for their unrelated use.
You represent that you own, or have the rights and permissions to grant this licence for, everything you upload — including every photograph. Photographs and text copied from elsewhere on the internet, from another listing, from a county or mapping website or from any other source you do not have rights to are not permitted.
When a listing or an item of content is removed, the licence ends for new uses and we will stop distributing that content through the channels we control, including external distribution, as far as we reasonably can. Copies may remain for some time in caches, backups and archives that we do not control or that we retain for legal, security, audit, dispute-resolution or compliance reasons, and we cannot recall copies that third parties have already made. Content we retain for those reasons is not published.
We may remove or disable access to content, without waiting for any court determination, where we receive a copyright or other rights-holder complaint, or where we reasonably suspect infringement, abuse or a breach of these Terms.
8. Copyright, and how to report infringement
We respect intellectual property and we respond to notices of claimed infringement under the Digital Millennium Copyright Act (DMCA), 17 U.S.C. § 512.
Sending a notice
If you believe material on the Service infringes your copyright, send a written notice to our copyright agent at legal@goldenlandmarket.com, or by post to the address below, including:
- your physical or electronic signature;
- identification of the copyrighted work you claim has been infringed;
- identification of the material you claim is infringing, with enough detail — ideally the URL of the listing or the photograph — for us to find it;
- your address, telephone number and email address;
- a statement that you have a good-faith belief that the use is not authorized by the copyright owner, its agent or the law; and
- a statement, made under penalty of perjury, that the information in your notice is accurate and that you are the copyright owner or are authorized to act on the owner's behalf.
Our copyright agent
Notices by post must go to the address we have designated with the United States Copyright Office, which is not our general mailing address in section 1:

Counter-notices
If your material was removed and you believe it was removed in error or by misidentification, you may send a counter-notice to the same address containing: your signature; identification of the material and where it appeared before removal; a statement, under penalty of perjury, that you have a good-faith belief the material was removed by mistake or misidentification; your name, address and telephone number; and a statement that you consent to the jurisdiction of the federal district court for the district where you live (or, if you are outside the United States, the District of Delaware) and will accept service of process from the person who sent the original notice. We may restore the material as the DMCA permits.
Knowingly making a material misrepresentation in a notice or a counter-notice can make you liable for damages under 17 U.S.C. § 512(f).
Repeat infringers
We will terminate, in appropriate circumstances, the accounts of users who repeatedly infringe the rights of others. Repeated valid complaints against an account, or a single sufficiently serious one, may result in the removal of listings, the suspension of access or the closure of the account.
9. Moderation, suspension and removal
We may remove or decline a listing, disable content, restrict features, suspend access or suspend or close an account where we reasonably believe there is:
- fraud or a misrepresentation about a property or a seller;
- abuse, harassment or a risk to the safety of users;
- copyright or other intellectual-property infringement;
- a breach of these Terms;
- unlawful activity, or a legal or regulatory requirement that we act; or
- a risk to the integrity or security of the Service.
We may act before or without advance notice, and there is no guaranteed appeal process. If a listing is declined, it returns to you as a draft with a reason, and you can correct it and submit it again. If you believe we have acted in error, write to hello@goldenlandmarket.com and ask us to reconsider; we will look at it again and respond within a reasonable time. We do not promise a fixed response time, and we meet the deadlines that any applicable law sets.
We may also suspend or discontinue the Service, or any part of it, at any time.
10. Closing an account, reopening it, and restoring listings
You may close your seller account yourself, from your account settings, and our support team can also close an account at your request or for the reasons in section 9.
When an account is closed:
- you can no longer sign in, and any active session ends;
- your public seller profile is no longer available;
- every listing your company holds that is not already archived is archived, which removes it from the public Service, including from search results and from our sitemap;
- retention periods begin, as described in our Privacy Policy; and
- your data is not immediately deleted. It is retained and then deleted in accordance with the Privacy Policy.
Reopening. While your information is still retained, you may ask us to reopen a closed account by writing to hello@goldenlandmarket.com. Reopening is handled by our support team after we verify the request. Reopening restores access to the same account — the same email address, password, company, listings, inquiries and history — and does not create a new one.
Reopening does not republish anything. Listings archived when the account was closed stay archived. You can restore those listings yourself, one at a time, from your dashboard. A restored listing is the same listing record, returned to draft; it is not republished, and it must go through the ordinary submission and review process before it becomes public again. Listings that were archived for any other reason are not restorable in this way.
11. Fees, the Founding Beta, and future paid plans
The Founding Beta is free. Seller accounts, listings and the placement features currently offered cost nothing, billing is disabled, and we do not collect payment details.
Promoted placements are labelled as promoted wherever they appear.
What payment can and cannot buy. Payment may buy access to a listing plan, to listing capacity, or to additional visibility such as a promoted placement or a boost. Payment does not buy verification, endorsement, a moderation outcome, or preferential treatment in moderation. A paid listing is reviewed against the same rules as a free one, and a promoted listing is labelled as promoted rather than presented as something we vouch for.
If we introduce paid plans, then before any charge:
- we will give you at least 30 days' notice;
- we will tell you the plan and the price that would apply; and
- we will not begin billing you automatically. You must explicitly choose and opt into a paid plan. If you do nothing, you are not charged.
12. Communications from us
We send service messages that are part of using the Service: email address verification, password resets, buyer inquiries and lead notifications, moderation and listing-status messages, account closure and reactivation messages, security notices, and notices of important changes to the Service, these Terms or our Privacy Policy. These are not marketing, and while you have an account you cannot opt out of them.
After you close your account we stop the ordinary ongoing messages — inquiry and lead notifications, listing and moderation messages, and anything else about running an account you no longer have. A small number of messages may still reach you afterwards, and only these: confirmation that the account was closed; messages about reactivating it, if you ask; security notices, such as one about an incident affecting information we still hold; privacy and legal notices, including our response to a request you make; and anything we are required to send by law or that concerns retained records, a dispute or an investigation. Each of those exists because it is about information we still hold or something you asked us to do, and none of them is marketing.
Opening an account is not consent to promotional or marketing email, and closing one is not an invitation to send any. If we introduce a newsletter or promotional messages, we will ask for consent where it is required and every such message will carry a working unsubscribe link.
13. Privacy
Our Privacy Policy explains what we collect, why, who it reaches and how long we keep it. It forms part of these Terms.
Note that a buyer inquiry is delivered to the seller of that listing, including the name, email address, telephone number (if given) and message. That seller is an independent party who then holds your details and decides for themselves what to do with them; they are not acting for us. There is no messaging system inside the Service — an inquiry is an email.
Anything a seller chooses to publish in a listing or a company profile is public.
14. Disclaimers
The Service is provided "as is" and "as available", to the maximum extent permitted by applicable law. To that extent we disclaim all warranties, express, implied or statutory, including implied warranties of merchantability, fitness for a particular purpose, title and non-infringement.
We do not warrant that:
- the Service will be uninterrupted, timely, secure or error-free, or that defects will be corrected;
- any listing will sell, attract inquiries, or produce any particular result;
- information a seller provides about a parcel is accurate or complete; or
- any matter of title, ownership, boundaries, acreage, zoning, permitted use, access, taxes, liens, utilities, restrictions, environmental condition, suitability or the outcome of any transaction is as described.
Some jurisdictions do not allow the exclusion of certain warranties, so parts of this section may not apply to you.
15. Limitation of liability
To the maximum extent permitted by applicable law:
Neither GreenHorizon Ventures LLC nor its members, managers, officers, employees, agents, suppliers or contractors is liable for any indirect, incidental, special, consequential, exemplary or punitive damages, or for any loss of profits, revenue, data, goodwill, business or anticipated savings, arising out of or relating to the Service or these Terms, whether the claim is in contract, tort, strict liability or otherwise, and whether or not we were advised of the possibility.
Our total aggregate liability for all claims arising out of or relating to the Service or these Terms is limited to the greater of (a) the total amount you paid us in the twelve months before the event giving rise to the claim, and (b) USD $100.
Some jurisdictions do not allow the exclusion or limitation of certain damages, so parts of this section may not apply to you, and nothing in these Terms limits or excludes any liability that cannot lawfully be limited or excluded — including liability for fraud or fraudulent misrepresentation, and any non-waivable right you have under consumer-protection law.
16. Indemnification
To the extent permitted by applicable law, you will defend, indemnify and hold harmless GreenHorizon Ventures LLC and its members, managers, officers, employees and agents from any third-party claim, demand, loss, liability, damage, cost or expense (including reasonable legal fees) arising out of or relating to:
- your content, your listings and your photographs;
- the representations you make on or through the Service;
- your conduct and your use of the Service;
- your violation of any law or regulation, or of anyone's rights, including intellectual-property rights;
- any transaction, negotiation or dispute between you and another user; or
- your breach of these Terms.
This matters most to sellers, because a listing is a public advertisement you are responsible for.
Nothing in this section requires you to indemnify us for our own conduct where applicable law does not permit it, and we will notify you of any claim we ask you to cover and will not settle it in a way that imposes an obligation on you without your consent.
17. Third-party services and links
The Service may link to county records, mapping services, title companies and other third-party sites. We do not control them, we do not endorse them, and we are not responsible for their content, their accuracy or their practices. Your dealings with them are between you and them.
18. Termination
You may stop using the Service at any time, and may close your account as described in section 10. We may suspend or terminate your access as described in section 9.
Sections 3, 7 (as to content already distributed), 8, 13, 14, 15, 16, 19 and 20 survive termination, along with any other provision that by its nature should.
19. Governing law and venue
These Terms and any dispute arising out of or relating to them or to the Service are governed by the laws of the State of Delaware, without regard to its conflict-of-laws rules.
To the extent permitted by applicable law, you and we agree that any such dispute will be brought exclusively in the state or federal courts located in the State of Delaware, and you and we consent to the personal jurisdiction of those courts and waive any objection to venue there on grounds of inconvenient forum.
There is no mandatory arbitration clause and no class-action waiver in these Terms. Nothing here deprives you of any right to bring a claim in a small-claims court, of any protection of the law of the place where you live that cannot be waived by agreement, or of any non-waivable right to a judicial forum.
20. Changes to these Terms
We may change these Terms. When we do, we will update the version and effective date shown on this page, and we will give notice of material changes by email to registered sellers or by a notice on the Service before the change takes effect. Continuing to use the Service after a change takes effect means you accept the updated Terms. If you do not accept them, stop using the Service and close your account.
21. General
These Terms, together with the Privacy Policy, are the entire agreement between you and us about the Service, and replace any earlier understanding about it.
If any provision is held unenforceable, it is limited or severed to the minimum extent necessary and the rest stays in force. Our failure to enforce a provision is not a waiver of it. You may not assign these Terms without our written consent; we may assign them to an affiliate or in connection with a merger, acquisition or sale of assets. There is no third-party beneficiary of these Terms. Nothing in these Terms creates a partnership, joint venture, employment or agency relationship between you and us.
