What a listing's ownership status is
Every listing on Golden Land Market states the seller's relationship to the parcel. It is the seller's own statement about that relationship, made when they publish and repeated for as long as the listing is live. It is not our statement about them.
At launch there is one status a seller may publish under.
Owned Property
Owned Property means record title to the parcel is held by the seller, or by the organization the seller is authorized to act for — a company, LLC, partnership or trust they may bind. More than one authorized person may use an account on behalf of the organization that holds title.
Being permitted to market somebody else's land is not Owned Property. If record title sits with a third party — a client, another company, a principal the seller is acting for as an agent or broker — the parcel may not be advertised here as Owned Property, whatever arrangement exists with that owner.
Contract Controlled, and why you will not see it
A Contract Controlled listing is one where the advertiser does not hold record title and instead represents a documented contractual or equitable interest in the parcel — an assignable purchase agreement, a contract for deed, an option, or a purchase pending closing.
Contract Controlled listings cannot be published on Golden Land Market at this time. The status is switched off across the whole Service. A Contract Controlled listing that already exists in a seller's account stays in that account and is not deleted, but it is not published and it appears nowhere on the public site. A seller may change such a listing to Owned Property if that is accurate, in which case it re-enters the ordinary review process.
So every listing you can read on this site is an Owned Property listing.
What Golden Land Market does not check
We do not verify title, ownership, contractual interests, parcel facts or seller legitimacy. We do not search the public record, we do not commission a title search, we do not inspect land, and we do not confirm that a seller is who they say they are or that a company is what it says it is.
Review is not verification. Before a listing appears we look at it against our own publication rules — is it a real parcel of land, is the content within the rules, does anything on its face look wrong. That is a moderation step. It is a check on whether we are willing to publish something, not a check on whether it is true, and passing it establishes nothing about the seller or the parcel.
There is no verified-seller status here. Golden Land Market does not offer one, and nothing about a seller or a listing on this site is presented as verified by us. There are no verification badges, and there is nothing of that kind a seller could buy: payment may buy visibility, such as a promoted placement, and promoted listings are labelled wherever they appear. Payment does not buy verification, an endorsement, or any different treatment in review.
We do confirm that a seller's email address works. That is an account-security step — it protects the account and the delivery of messages sent to it — and it is not a check on the seller, their business or any parcel.
What this means for a buyer
Everything on a listing page comes from the seller. Price, acreage, boundaries, access, utilities, zoning, taxes, restrictions, what may be built and whether anything may be built at all — all of it is the seller's account of the parcel, and none of it has been confirmed by us.
Verify independently before you commit to anything. For land, that ordinarily means going to the sources that do know:
- a title search, and a title company's view of what is on the deed;
- the county's own records for the parcel number, including taxes and any liens;
- the county planning or zoning office, for what may actually be done with the land;
- a surveyor, for where the boundaries really are and whether there is legal access; and
- a real-estate attorney in the state where the parcel sits.
Each of those will tell you something this site cannot.
Three things worth keeping apart
Record title is whose name is on the deed in the public record right now.
A contractual or equitable interest is a documented right relating to a property — to buy it, to complete a purchase already under way, or to acquire it on agreed terms — held by someone who is not yet on the deed.
Authority to advertise or transfer is whether a right may actually be marketed, transferred or sold on. That depends on the agreement's own terms and on state law, and it is a different question from whether the right exists.
These come apart more often than people expect, which is why a listing states which one the seller is claiming.
Reporting a listing
If a parcel is advertised here without the record owner's authority, or a listing misstates who holds title, tell us and we will look at it. Every listing page carries a report link, and you can write to legal@goldenlandmarket.com. We do not promise a particular outcome, and we may take a listing down while we look.
This page is not legal advice
It explains how the Service labels listings and what we do and do not check. It is not advice about a purchase, about a state's requirements, or about anyone's rights in a parcel. Take your own advice.
